Construction Manager – Shenzhen, China

About the role

JLL is looking for an experienced Construction Manager to lead capital projects for international clients in the Greater Bay Area. You will act as the on‑site representative, coordinating contractors, consultants and stakeholders to deliver projects on time, within budget and to high standards of quality, safety and sustainability.

Key responsibilities

• Lead all phases of construction from pre‑construction through close‑out, including scope definition, scheduling, cost control, quality assurance and risk management.
• Serve as the primary contact between the client, design team, general contractors, subcontractors and regulatory authorities.
• Review and approve contractor submissions such as shop drawings, material submittals and method statements.
• Monitor project progress, costs and risks, providing regular updates to internal teams and clients.
• Ensure compliance with local building codes, occupational health and safety standards, environmental requirements and client protocols.
• Conduct site inspections to verify workmanship, specification adherence and safety compliance.
• Manage change orders, claims and disputes in collaboration with the client and legal advisors.
• Build strong relationships with local contractors, suppliers and government agencies to facilitate smooth execution.

Required profile

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture or a related field.
• Minimum 8 years of construction management experience, with at least 5 years on commercial, industrial or high‑end fit‑out projects in mainland China.
• Proven track record managing projects valued at RMB 100 million or more.
• Deep knowledge of Chinese construction practices, local regulations (especially Guangdong/Guangzhou) and approval processes.
• Fluency in Mandarin and English (written and spoken); Cantonese is a plus.
• Willingness to travel within the Greater Bay Area as required.

Required skills

• Proficiency with project management software such as MS Project and Primavera.
• Advanced use of Microsoft Office Suite.
• Professional certifications such as PMP or RICS (preferred).
