China Real Estate Senior Project Manager

About the role

We are looking for a senior professional to lead real estate operations and sustainability initiatives across our China sites. The role combines facilities management, supplier governance, cost control and project delivery to ensure stable, efficient and compliant site operations.

Key responsibilities

• Establish and run a standardized operating rhythm across all China sites, including monthly ops reviews, KPI dashboards, supplier performance reviews and corrective‑action tracking.
• Consolidate and optimise hard and soft facility‑management service delivery (maintenance, utilities, repairs, inspections and daily work orders) to ensure consistent service levels.
• Lead supplier governance – tender input, SLA/KPI definition, performance evaluation, service‑quality audits and continuous improvement.
• Drive cost control through annual budgeting, rolling forecasts, variance analysis, accrual alignment with Finance and spend transparency.
• Convert sustainability roadmaps into executable site actions such as energy‑efficiency programmes and utilities optimisation, ensuring environmental and safety compliance.
• Plan and oversee prioritized facility and workplace projects, maintaining safety performance, schedule, cost and quality standards.
• Act as primary integrator between sites, Procurement, Finance, HSE, IT, HR and Global Real Estate, preparing concise management‑ready reporting on issues, risks and decisions.

Required profile

• Minimum 8 + years of experience in industrial facilities, corporate real estate, project management or FM operations, preferably with regional exposure.
• Proven track record of leading projects in live production environments with high safety and work‑environment demands.
• Strong knowledge of real‑estate, construction and facility‑related laws and regulations, with ability to translate compliance requirements into execution.
• Solid capability in cost estimation, budgeting and commercial assessment for construction/FM scopes.
• Bachelor’s degree in Engineering or a related field.
• Excellent English communication skills, both spoken and written.
